In June 2026, homes in Eagan took 36 days on market until sale, compared with 35 days during the same month last year. That’s only a small increase of 2.9%.
Looking at the broader year-to-date numbers, the average market time is longer: 48 days compared with 44 days during the same period in 2025.
What does this mean for homeowners?
Homes are still selling, but buyers may be taking a little more time to make decisions. Not every property will receive an immediate offer simply because it is listed for sale.
Location, condition, presentation, marketing, and especially pricing strategy can significantly affect how quickly a home attracts the right buyer.
For sellers, the first few weeks on the market are especially important. A home that enters the market at the right price and is professionally presented can generate stronger buyer interest from the beginning. If a property starts too high compared with competing homes, buyers may choose other options, which can lead to longer market time and potentially a future price adjustment.
Eagan Has 2.3 Months of Housing Inventory
One of the most important numbers to watch in any local real estate market is months of inventory, also called months’ supply.
Eagan currently has 2.3 months of housing inventory, compared with 2.2 months during the same period last year. The number of homes available for sale also increased from 131 homes in June 2025 to 148 homes in June 2026, a 13% increase.
This increase is good news for buyers because it means there are more options available.
However, 2.3 months of inventory still represents a relatively limited supply of homes. Buyers may have more negotiating opportunities depending on the property, price range, condition, and competition, but desirable homes can still attract significant interest.
Real estate is also very local. The market for a starter home in Eagan may behave differently from the market for a luxury property, townhouse, one-level home, or larger family home.
That’s why citywide statistics are a useful starting point, but they shouldn’t be the only information used when deciding how much to offer on a home or how to price a property for sale.
Eagan Home Prices Are Down Just 1.3% Year to Date
There is often a lot of attention around whether home prices are rising or falling, but it’s important to look beyond a single month.
Year to date, the median sales price in Eagan is $389,950, compared with $395,000 during the same period in 2025. That represents a relatively modest 1.3% decrease. The year-to-date average sales price also declined slightly, from $411,683 to $409,064, a decrease of 0.6%.
June alone showed a larger year-over-year change, with the median price declining 7.9%. However, the market report itself notes that activity for a single month can sometimes appear extreme because of a smaller sample size. Looking at year-to-date data provides a broader perspective on how prices are performing.
For homeowners, this is an important distinction.
A headline saying that prices dropped significantly in one month doesn’t necessarily mean every Eagan home lost that amount of value. Median sales prices can change depending on the mix of properties that sold during a particular period.
Your home’s actual market value depends on factors such as its neighborhood, size, condition, updates, lot, school district, property type, and recent comparable sales.
If you’re considering selling, a property-specific market analysis is much more useful than relying only on a citywide median.
More Homes Are Coming on the Market in Eagan
Buyers have another reason to pay attention: new inventory is increasing.
There were 112 new listings in Eagan during June 2026, compared with 99 new listings in June 2025. That’s a 13.1% increase in new listings year over year.
Year to date, Eagan has had 522 new listings, compared with 471 during the same period last year, an increase of 10.8%.
This is an important change for buyers who may have struggled with limited choices in previous markets.
More listings can mean more opportunities to compare homes, neighborhoods, layouts, and prices before making a decision. Depending on the individual property, buyers may also have more room to negotiate than they would in an extremely low-inventory market.
However, waiting indefinitely for prices to fall isn’t necessarily a strategy supported by these statistics. Inventory has increased, but Eagan still has only 2.3 months of supply, and closed sales are also increasing.
The best approach is to evaluate each property individually rather than assuming every seller will negotiate in the same way.
Buyers Are Still Purchasing Homes
Even with more inventory available, buyer activity remains strong.
Eagan recorded 83 closed sales in June 2026, compared with 77 during June 2025. That represents a 7.8% increase in closed sales.
Year to date, 336 homes have closed compared with 331 during the same period last year, an increase of 1.5%.
This tells us something important: more homes are coming onto the market, but homes are also continuing to sell.
For sellers, that means buyers haven’t disappeared. They may be more selective, particularly when they have additional choices, but they are still purchasing homes.
For buyers, it means that increased inventory doesn’t automatically eliminate competition. A home that is well-priced, updated, and located in a desirable area may still receive strong interest.
Are Eagan Sellers Negotiating on Price?
Pricing is becoming increasingly important as inventory grows.
According to the June market report, Eagan homes sold for 100% of their original list price on average during June 2026, up from 99.4% the previous June. Year to date, sellers have received 99.4% of their original list price, compared with 99.2% in 2025. These figures do not account for seller concessions.

It shows that even though buyers have more homes to choose from, correctly positioned properties can still sell very close to their original asking price.
